The project involves the execution of fire remediation works to an existing 53-unit residential development located at Belarmine Ave, Stepaside, Dublin 18, on behalf of the client, Clúid Housing. The objective of the works is to address identified fire safety deficiencies in order to bring the building into compliance with current fire protection and life safety standards outlined in TGD Part B (Fire Safety) of the Building Regulations and other relevant codes such as IS 3218:2913 for fire alarm systems. The development consists of occupied apartment units located above a ground floor level containing commercial units, which are excluded from the scope of this contract. The scope of the remediation works includes, but is not limited to: • Installation of fire-stopping systems at service penetrations and wall/floor junctions. • Replacement or upgrade of fire-rated doors, closers, and seals to comply with TGD-B. • Retrofitting of cavity barriers around gas flues and at every floor level. • Building a bin store in the basement with a ventilation system. • Fire alarm cable rerouting and improvements to service risers and shafts. • Sealing of socket/switch boxes within fire-rated partitions. • General improvement of compartmentation and passive fire protection measures. All works will be undertaken within a live residential environment, requiring a high level of coordination to minimise disruption to residents.

The next part is to ruffle the existing drainage stone and the lay 4 inches of drainage stone and put down new teram and lay 4 inches of coarse rabbit sand on top of the teram and then relay the silica sand previously removed. This work would have to be done in a two-week period as we intend on closing the track during the works. We would also require the cleaning of the drain on the infield of the track and insert a drain in the infield to allow clear drainage.
