The work involves modest repairs in all areas, i.e. roof repair work and restoring the existing housing stock back to its original state, leaving the area safe and tidy for the existing tenants. Building Works will require the use of all building trades to varying extents depending upon the task in hand. Specific examples would be bathroom damage due to leak, repair of damaged building fabric on a like-for-like basis (eg replacement of ceilings or reinstate suspended floors), blocking up of fireplaces, sealing flue above ceiling level, removal of backboilers and making good etc. External work such as footpath repair, ramp installation, roof repair, chimney repairs/removal, renewal of rainwater goods, boundary walls etc. The units will for the most part will be occupied. All framework participants will have to be able to adequately discharge the duties of PSCS and Contractor in line with Safety, Health and Welfare at Work (Construction) Regulations 2013 and Health, Safety and Welfare at Work Act 2005. Participants are reminded of an Employers obligation (contractors) to provide a safe place of work and how they can demonstrate same. LCCC will seek specifics as to how a contractor manages Health and Safety in general and how they can demonstrate their ability to undertake the PSCS role. All framework participants must be capable of accepting and undertaking the duties associated with PSCS and Contractor. Not all contracts will require a PSCS appointment.

The Framework Agreement is divided into two Lots: • Lot 1: Works projects up to €250,000; and • Lot 2: Works projects over €250,000 and up to €1,000,000. For the avoidance of doubt, all Lot value bands, project values, annual framework values and turnover requirements referred to in the procurement documentation are exclusive of VAT unless expressly stated otherwise.
