The redevelopment of Cunningham House will consist of an extension to existing purpose-built student accommodation at Trinity Hall with an overall gross floor area of approximately 10,982sqm providing a total of 358 no. purpose-built student bed spaces together with complementary and ancillary uses. The project works will comprise of the demolition of Cunningham House, the Sports Hall (including existing part basement), the eastern section of the historic rear boundary wall and associated single storey ancillary sheds and the provision of 4 no. new connected blocks arranged in a quadrangle form: Block A ranges in height from four to eight storeys; Block B is four storeys in height; Block C is three storeys in height while the Forum Block is single storey in height (partially double height space). The project scope will include: • 358 no. purpose-built student bed spaces • 4 no. staff apartments • 2 no. study spaces/classrooms • A replacement multi-use Sports Hall, together with the adjoining Forum amenity space • Outdoor amenity spaces within the central courtyard together with enhanced public realm and landscaping works • 188 no. bicycle parking spaces within the application site • Single storey security hut at the main vehicular entrance • Works to Oldham House (a Protected Structure) to include works necessary for the demolition and replacement of late 20th century Sports Hall (directly abutting Oldham House). • Provision of a screen wall to the south of Greenane House (a Protected Structure). • All associated and ancillary landscaping works; site lighting; refuse storage; boundary treatments; plant; solar photovoltaic panels; water, wastewater and surface water works; upgrade works to existing electrical substation and all other site and development works.

The framework is for Contractor-Designed projects, with PW-CF2 to be used as the form of public works contract. The following consultancy services will also be required as part of the Contractor’s Design Team: • Designer – Architectural Services (Contractor Design Specialist), including PSDP • Designer – Civil and Structural Engineering Services (Contractor Design Specialist) • Designer – Mechanical and Electrical Services (Contractor Design Specialist) The initial project comprises the construction of 45 No. social housing units on a Design and Build basis using Modern Methods of Construction (MMC) at Broomfield West (Phase B), Midleton, Co. Cork. The accommodation comprises: • 10 No. 1-bed apartments • 8 No. 2-bed apartments • 3 No. two-storey 4-bed semi-detached houses • 8 No. 2-bed terrace houses • 16 No. 3-bed terrace houses The works will also include associated mechanical and electrical services installations, together with associated site development and external works. A set of Part 8 Planning Drawings accompanies this Suitability Assessment Questionnaire for illustration purposes. There is no guarantee of any subsequent contracts under the framework. However, any additional projects arising during the term of the framework will be awarded by way of mini-competition, with tenders assessed on the basis of cost and quality. A feasibility study has been carried out for the project, without a completed reworked/engineered system. The final solution, area and qualities shall be worked on until it is partnered. As of d.d., an investment framework large enough for the project has not been decided. A total of NOK 56.9 million has been put aside for the entire project in the municipality investment plan. The feasibility study has stated a cost of approx. The interaction phase must be used to optimise the project in order to calculate a new price that must be calculated through an investment decision in order to proceed with the execution. Work must be done to get significantly under what the feasibility study shows. The stated volumes are an estimate and are not binding for the contracting authority.
