V2 is an execution contract based on NS 8405 with the contracting authority ́s special contract terms. The contract includes technical ventilation works in the form of both new buildings and alterations. There are separate parallel contracts for constructional and technical work and machine deliveries. The entire project consists of several contracts. Contract V2 is one of a total of 11 planned contracts in this project. The contract work will start 01.03.2027. The final deadline for the assignment is 27.07.2029.

Stadtverwaltung Kirchheim unter TeckKirchheim unter TeckDeadline: Aug 20ALLGEMEINE BAUBESCHREIBUNG 1.0 Allgemein Gegenstand der Planung ist die denkmalgerechte Sanierung und Modernisierung, sowie der Umbau des Kornhauses in Kirchheim unter Teck. Bei dem Gebäude handelt es sich um einen großen, langgestreckten, viergeschossigen Massivbau aus dem Jahre 1540- 53. Beim großen Stadtbrand 1690 ist das Kornhaus im Innern vollständig ausgebrannt. Es wurde 1696 wieder instandgesetzt. In die stehen gebliebene massive Gebäudehülle wurde eine mehrgeschossige selbstragende Holzkonstruktion implantiert. Das Kornhaus ist vollständig unterkellert. Bei dem Untergeschoss handelt es sich um einen in seiner Dimension und Proportion beeindruckenden Gewölbekeller. Im Laufe seiner langen Geschichte diente das Gebäude dem Hause Württemberg als Kornhaus und ab 1851 der Stadt Kirchheim unter Teck als Kornmarkt, Turnhalle, Lager, Feuerwehrmagzin und zuletzt ausschließlich kulturellen Zwecken. Das Erdgeschoss wurde als Wechselausstellungsraum für Gegenwartskunst genutzt. Die oberen Geschosse beherbergten das Stadtmuseum. Neben der Martinskirche und dem Schloss ist es das größte und mithin signifikanteste Bauvolumen im Zentrum der Stadt. Die Gesamtbaumaßnahme wird in 2 Bauabschnitten ausgeführt. Im 1.Bauabschnitt wird das Kornhaus vom EG bis DG saniert, instandgesetzt und modernisiert. Der erste Rettungsweg, Treppenhaus Ost, sowie ein Aufzug werden bis in das UG geführt. Dadurch wird die vollständige Funktionsfähigkeit des Gebäudes von EG bis DG bis zum Abschluss der Gesamtmaßnahme gewährleistet. Im 2.Bauabschnitt wird nach dem Ausbau des Blockheizkraftwerks der Gewölbekeller von allen restlichen nachträglichen Einbauten befreit und das Natursteingewölbe saniert Alle geplanten Maßnahme werden dem Denkmalschutz des historischen Gebäudes angemessen gerecht saniert. Des Weiteren wird das Gebäude bauphysikalisch und brandschutztechnisch ertüchtigt. Das Baugrundstück befindet sich im Zentrum von Kirchheim, zwischen der Fußgängerzone Max-Eyth-Straße und dem Martinskirchplatz gelegen. Das Gelände weist geringfügiges Gefälle in Ost/ West- und Nord/ Süd- Richtung aus. Die Baustellenzufahrt wird über den Martinskirchplatz erfolgen. Die Lagerflächen sind, der innerstädtischen Situation und den Eigentumverhältnissen geschuldet, beengt. Die im Besitz der Stadt Krichheim betreffenden Flächen, vor allem im Norden des Kornhauses sind begrenzt. Das Grundstück des Martinskirchplatzes ist im Bestiz der evangelischen Kirche. Es werden BE- Flächen von der evangelischen Kirche angemietet. Die geplante Baustellenzufahrt und die Lagerflächen sind der beigefügten Skizze zu entnehmen. Die neue Außentreppe, von UG bis EG, Ausführung im 1.BA, ist zwischen Max-Eyth-Haus und Kornhaus positioniert. Sie befindet sich auf dem Gebiet eines aufgegeben, historischen Friedhofs. Archäologische Grabungen bzw. Untersuchungen werden erforderlich. Sie sind so geplant, dass sie sich ohne terminliche Störungen in den Bauablauf einfügen. 1.1 Baurecht, Denkmalschutz -Bauliche Anlagen und Räume besonderer Art der Nutzung § 38 LBO -Eingetragenes Kulturdenkmal mit besonderen Bedeutung gemäß § 2 (i.V.m. § 28 DSchG) -Gebäude mit einer Höhe bis 13,00 m und Nutzungseinheiten mit jeweils nicht mehr als 400 qm Gebäudeklasse 4, gemäß §2 LBO BW 1.3 Denkmalschutz / denkmalpflegerische Maßnahmen Das Kornhaus steht unter Denkmalschutz und unterliegt damit dem besonderen Schutz des Denkmalschutzgesetzes. Ein äußerst sensibler Umgang mit der originalen Bausubstanz, mit Reparatur- und Restaurierungsmaßnahmen, sowie Veränderungen und Nutzungsspuren ist erforderlich. Oberste Priorität haben in Sinne des Geschichtsdokumentes originale Materialien und Konstruktionen. Sie sind zu schützen und zu erhalten. Unabhängig von im LV beschriebenen, bzw. ausgeschriebenen Schutz- und Sicherungsmaßnahmen, ist mit allen Teilen, Bauteilen und Materialien des Kornhauses sorgsam umzugehen. Sie sind entsprechend zu schützen. Ebenfalls unabhängig von dem LV sind Originalbefunde, z.B. Fassungsreste, usw., insbesondere, wenn sie im Prozeß der Baumaßnahme auftauchen, unverzüglich zu sichern und der Bauleitung zu melden, diese werden baubegleitend dokumentiert und bewertet. 1.4 Lage, Flächen und Volumen Gebäudegrundfläche: ca. 40,80 x 14,70 m Traufhöhe: ca. 11,30 m bzw. 11,700 m (bezogen auf OK Fußboden EG) Firsthöhe: ca. 20,300 m bzw. 20,50 m (bezogen auf OK Fußboden EG) First in Ost-/ West- Richtung Erdbebenzone 0, DIN 4149: 2005-04 DIN 4149: 1981-04 Erdbebenzone EFH 312,34 m ü.NN. 3 Vollgeschossen ein Dachgeschoss mit zwei Ebenen Vollunterkellerung mit Gewölbe im Bestand und ein Untergeschoss-Neubau mit Technikräume, außerhalb des Gebäudes, zwischen Kornhaus und Max-Eyth-Haus.
